Very much agree with that and actually there is a "reserve price" for land bids by the sellers. If a bid is too low, they choose not to sell it, so what does this say?

The bollards have completely eradicated errant parking. We have a system where people would have to book visitor's parking in advance with security. It is working like clock work now and everyone respects this system and abide by it.

Experts believe that real estate prices have gone up so much within a short period that pressure is building for a correction, at least in some pockets. But there is a view that builders will not allow prices to come down as input costs have increased significantly

We have the saem issue which we have tried to address by verious means for over a year now. We discusssed bollards but thought that residents will simply park with the tail of their cars slightly over the bollard so we would be unable to put the bollard up.

Has this been a problem for you?

Regards

I think the idea of utilising the car parking space we have is potentially a good solution to the growing issue of car parking shortage in our major CBD areas. Here is another good one to go with the others mentioned above http://www.carparkingrentals.com.au/ . Based on this there is also some healthy income to be made for owners of parking space, whilst commuters can potentially save some money on the hefty metered parking we have in the bulk of our cities

Good Luck!

If Ivan was to build a house on the rear parcel and sell the front house which is his PPOR at that time, then move into the new house and sell that at a later date (this house is then his PPOR) would he have to pay capital gains tax at any time?

Thanks for a great article! You've clearly outlined the basics of the NRAS scheme. This is such a great investment opportunity - analysing the CPI over the past ten years, we can expect the total value of incentives paid to an investor over the ten year period to be over $100,000.

I see you've mentioned available NRAS properties in Tasmania and Queensland - I'd just like to let your readers know there are now NRAS properties available in Darwin, rural Victoria, including big growth areas in Bacchus Marsh and Bendigo, and in suburban Melbourne, so there are plenty of options for potential investors.

Regards,

Paul Thewlis

Appropriately documenting corporation minutes allows business owners to record critical business decisions and have strong documentation to address any later questions from creditors, federal, state and local courts or the Internal Revenue Service (IRS) on key business activities.
Document minutes for any decision that may have federal or state tax implications.

This is idiotic. Car parking spaces should simply be banned, particularly off street parking in the inner suburbs of big cities. This will provide more space for people, and accomadate more efficient transport such as bicycles, and public transport, as well as pedestrians. If this means prices fall, all well and good. People then will be able to afford to live near their place of work. We have our priorities all wrong in Australia.

Dear Michael

The proposed plans by your neighbour needs to incorporate, among other things, shadow diagrams, elevation drawings etc which comply with building regulations to ensure the development does not adversely affect the neighbourhood. I believe your objection needs to address these issues and show that you will be adversely affected. The case can be dependant upon many factors such as which council you are with, the particular planner / council officer who is reviewing the case as well as policies / regulations which may be specific, if any, to your local council. It may be worth checking if there are any other neighbours who may be adversely affected and find out what are the issues involved. Hope this helps.

Hi First time investor, I don't think it's overpriced considering you are paying at today's prices for 2012. Your main concern is whether you will see strong capital growth for reasons stated above. Public transport to the CBD is poor and amenities are limited compared to its neighbours.

I'm being recommended by a property investment advisor to purchase a one bedder off the plan (Corsica to be completed in 2012) for $387,000, with 10% deposit on which the devloper will pay 10% interest till completion. Expected rent is $380+/week.

Isn't this a bit overpriced? What do you think of the area?

Many landlords it seems don't want to pay attention to the laws regarding tenants and deposits and simply choose to do as they wish. The regulations are quite simple.

Always take professional advice and don't fall into the trap that many tenants fall into whereby they leave themself wide open to be left out of pocket and going through needless trauma.

For developing, all the usual location rules apply: access to good transport links, shopping and facilities all making it easier to sell. You should also consider the use of the property post-development. A property to be developed as a 'buy to let' investment aimed at young professionals will have a very different profile to one where the aim is to refurbish and sell on quickly to a family market. Your tips and guidelines here are surely helpful! Really nice post. Very good points. I hope plenty of people see it.

Hey Adam, thanks for visiting. The article is merely some research I did as I am currently trying to subdivide a piece of land in Melbourne. You have a great site and congratulations on all your awards! I do attend McKnight's seminars and the Results mentoring webinars. I also like Yardney's reviews and closely analyse his views and comments on the market.
